Home Information Packs (HIPs)

 

Home Information Packs have been suspended  Energy Efficiency Rating
Please note that the Home Information Pack duties are suspended with immediate effect from 21 May 2010. This means that homes marketed for sale on or after this date will no longer need a Home Information Pack. However, Energy Performance Certificates are still required.

Energy Performance Certificates (EPCs)
Energy Performance Certificates (EPCs) are included within the HIPs to provide a simple means to compare properties based upon their energy efficient and provide an A to G rating, similar to those on white goods (E.g. washing machines). The rating is calculated from a computer program that makes assumptions on the property before concluding with an energy rating and a list of recommendations to improve its energy efficiency.

Improvement Recommendations
Recommendations within your HIP are categorised into ‘Low Cost’, ‘Higher Cost’ and ‘Further Measures’, based upon their capital cost, environmental benefit and energy payback period.

Due to the high cost and 100 year payback period, uPVC double glazing is categorised in ‘Further Measures’. This is reflected in the minimal points gained for double glazing (2-4) which, as the diagram illustrates, is unlikely to improve the property’s energy rating.
